    G&P Lazarou was established in 1992, from a small office in Nicosia consisting of just 2 people. The office primarily focused on land development and building plots. Year on year it grew in size and reputation, slowly expanding to other cities. Today it is Cyprus’ premier real estate agency, with offices in all major cities of Cyprus, with 30 employees and has been involved in over 3000 property sales and rentals.

  • Easystart is seeking to raise €500,000 through a bond issue to use for expansion and development of operations. This fundraising initiative provides investors with a unique opportunity to be part of a new concept in land development whilst enjoying competitive returns.

    Normal scenario
    Based on the Company’s financial history, the existing assets to be developed and properties that the Company plans to purchase and develop with the amount to be raised through this plan, it is envisaged that the Company is expected to achieve significant profitability on the one hand, and on the other hand, be in a position to liquidate most of the properties under development in its portfolio, as a result of which, it will be able to pay the specified return of 6.5% on the bonds and to repay the capital amount to be raised.

    Optimistic scenario
    Since the bonds have a fixed return, any potential additional profits from the development and sale of properties will not result in additional gains for investors.

    Pessimistic scenario
    The Company, based on its 2024 audited financial statements has real estate assets under development at cost of €543,000. By collecting the €500,000 from this issue and investing them in additional properties, the Company’s portfolio will exceed €1,000,000. The amount drawn from this issue should be repaid in 12 months. Considering that:

    Based on data from the Central Bank of Cyprus, the maximum drop in the real estate value index from 2011 to 2023 was observed in 2014, with a drop of 9.5%. Even in a similar decline in 2025, the value of the property of the Company will not decline below €900,000.

    Since the Company’s borrowing from banks and third parties outside the Group based on the 2024 financial statements does not exceed €100,000, any possible drop in the real estate price index will not prevent the Company from repaying the bond in question of €500,000.

    Therefore, even in the pessimistic scenario, the expected return remains 6.5%.
